35 tracts sold in Iowa last week, bringing an average dollar per acre of $12,707 with an average dollar per tillable of $13,877 and an average dollar per CSR2 of $171. This $/CSR2 is down 13% from the previous week and down 2% from the Q1 $/CSR2 average.  

The big story of the week was a Jones County 79 acre, 57.7 CSR2 cropland farm that sold for $20,200 per acre. On paper, this looks as if the $/CSR2 was over $364 per point. However, this farm included the rural residential building site, which is typically split from the larger field. While the dwelling and outbuildings are older, they contribute some value to the farm, and we therefore do not calculate the $/Tillable and $/CSR2 in sales such as this.

Excluding the Jones County sale, the sale of the week went to a Plymouth County 160 acre cropland farm that sold for $21,700 per acre or $247/CSR2.

Special shout out to Travis Smock and his record-breaking Buchanan County auction that sold for $17,500 or $198/CSR2.
