Auction Method: The property will be offered as seven tracts. All bids will be on a whole-dollar basis. A bid placed within 3 minutes of the scheduled close of the auction will extend bidding by 3 minutes until all bidding is completed. Bid increments will be at the sole discretion of the auctioneer. Earnest Money Payment: A 10% non-refundable earnest money payment is required on the day of the auction. The earnest money payment may be paid in the form of a check or wire transfer. Earnest money for tracts 1 and 2 will be held at Tri-County Title Services, LLC. Earnest money for tracts 3 through 6 will be held at Access Title, Inc. Earnest money for tract 7 will be held at Midwest Title.

Closing: Closing will occur on Wednesday, July 17th, 2024. The balance of the purchase price will be payable at closing in the form of a guaranteed check or wire transfer.

Possession: Possession of the land will be given at Closing.

Farm Lease: The farm is available for the 2024 growing season.

Contract & Title: Immediately upon the conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit the required earnest money payment with the respective title company.
